How the valuation is computed

Three steps, no black box. The method is published, the sources are cited, the margin of error is shown.

  1. 1

    Local anchor

We start from the median prices actually observed in your commune over the last four quarters, not a national average.

  2. 2

    Statistical smoothing

When sales are scarce in the commune, the anchor moves towards the district then the region, in proportion to the volume available.

  3. 3

    Range and confidence

The result is the interval between the first and third quartile of comparable sales, with a confidence index.

The valuation is indicative and non-binding: it does not constitute a professional appraisal.
